Executives Cite “Lifestyle Marketing” Efforts as Key Point of Differentiation from Competitive Brokerage Firms

Representatives of Realogics Sotheby’s International Realty (RSIR) have implemented a series of dynamic events, specialty websites, cross-promotions and rewards programs to stoke housing demand and compel consumers to note housing trends. The innovative marketing team creates programs with third party companies that bring targeted consumers together and integrate real estate opportunities through “lifestyle marketing.”

“We are not the type of organization that waits around for the phone to ring,” says Andrea Savage, Vice President of Marketing for RSIR. “We enjoy numerous win-win partnerships that align demographics and indirectly expose our properties. Our discerning clients much prefer these experiences to brokers sending calendars or cold calling. By participating in these events throughout the year, our clients are more likely to think of us when they do have a real estate need. It’s lifestyle marketing.”

Savage has produced a myriad of events from simple progressive home tours to dynamic functions, like the 2015 Passport to Luxury Event (in celebration of the Chinese New Year), which drew hundreds of guests and resulted in corporate opportunities and media attention. A review of the past week provides a glimpse into some of the creative marketing platforms that RSIR executives and brokers are implementing:

  • July 28, 2015 – #NoPlaceLikeOwn & Cycle Saloon Tour of South Lake Union: RSIR launched a consumer website and campaign to discuss the buy vs. rent debate, provide mortgage product information and register prospective homebuyers for upcoming real estate tours and symposiums, which included a thrilling 16-person “Cycle Saloon” tour of South Lake Union that garnered local media coverage and market awareness.

  • July 29, 2015 – Sotheby’s Jewels Consignment Event: Carol Elkins, Sotheby’s Senior Vice President of Jewelry, received clients by appointment at RSIR’s “Connoisseurs of Life Showroom” in Kirkland, which was attended by dozens of guests to explore evaluations of gems and jewelry as well as learn more about collecting, consigning and participating in upcoming auctions.

  • July 30, 2015 – Ferrari & Maserati of Seattle “Life is in the Journey” Rewards Program: All RSIR clients that close on a home sale above $2 million will be treated to a three-day “ultimate performance experience,” as a complimentary luxury sports car will be delivered for their use and consideration.

Videos such as “East Meets West” and publications like “The Manhattanization of Seattle” provide editorial coverage on these trends.

Savage recently attended an exclusive “Marketing Masterminds” conference hosted by Realogy in Madison, New Jersey where a collection of opinion leaders on real estate marketing assembled from around the world by invitation. Several of RSIR’s promotional concepts were heralded as cutting-edge and provided both accolades and inspiration for the world’s largest real estate consortium.

Creative events and promotions have become a hallmark of RSIR, and are part of the reason the company developed its “Connoisseurs of Life Showroom” in downtown Kirkland. The 3,500-sq. ft. retail facility is comprised of an Eastside branch office for the global real estate firm but doubles as an events center, art gallery and even Maison Delille, a wine bar operated by award-winning DeLille Cellars of Woodinville, WA.

“It all stems from supporting our brokers and resourcing good ideas,” said Stacy Jones, Owner and Vice President of RSIR. “We’re fortunate to have a brand and the team to deliver on these objectives. Jones has more than 25 years of experience in marketing and has helped her firm generate 130 awards for sales and marketing excellence from the National Association of Home Builders (NAHB) and other industry forums over the past decade. Both she and her husband, co-owner of RSIR Dean Jones, were honored with NAHB’s “Marketing Director of the Year” in 2006 (regional) and 2003 (national), respectively. The marketing duo may be best known for their efforts in representing successful presale campaigns of large condominium and mixed-use developments that earned the NAHB “Attached Community of the Year” five times nationally.

“We’ve applied many of the skills we learned on marketing projects to marketing our brokers and their listings,” added Jones. “Our experience has helped create a new generation real estate company.”

Market Update: June 2015

The number of active listings was down 5% compared to last month and 35% compared to last year in King County, with a median listing price of $529.5K. Buyers were out in full force, as homes spent an average of 26 days on the market, a 13% decrease from last year. Seattle urban condo sales were up 250% year over year, with an increased median sale price of $1.36M, up over $100,000 from last month’s $1.24M average.

Realogics Sotheby’s International Realty Founding Member Denise Seavitt Becomes Member of the Pacific Council on International Policy; Commands Global Presence

To Discuss Global Discourse & Policy at Exclusive Members Weekend this Fall

Denise Seavitt, Founding Member of the Realogics Sotheby’s International Realty (RSIR) Kirkland office, has accepted an offer to join the Pacific Council on International Policy. A diversified board, the Pacific Council’s mission is to “build the potential of the West Coast for impact on global issues, discourse and policy.” As Natasha Everheart, Chief Membership Officer, explained in Seavitt’s formal offer letter, through a number of forums (both in-person and remote), council members have the unique opportunity to “exchange ideas and information on major global issues with world leaders, key policymakers, diplomats, business executives, respected experts, and opinion shapers” to leverage a full global perspective.

“I would like to thank Josie Tong of the Sotheby’s International Realty Beverly Hills office for my nomination, and I am honored to become a member of the Pacific Council on International Policy,” said Seavitt. “To represent the Pacific Coast in the global realm while providing input and learning from others is an incredible opportunity and I look forward to being more active and enacting positive changes on a national, international and global level.”

To further leverage her new position, Seavitt will attend Members Weekend 2015 in Santa Monica, California on October 9th and 10th. Realogics Sotheby’s International Realty Commands a Presence in Comparison of the Top Ten Largest Real Estate Brands in King County, First Half of 2015

Despite being young and boutique, Realogics Sotheby’s International Realty (RSIR) ranks eighth among the top ten largest real estate brands in King County for total dollar volume. RSIR also consistently takes the top position for percentage growth year-over-year and maintains the highest average listing and selling prices. Most notably, the firm commands the highest average production levels (total dollar volume) on a per broker basis. While it’s true there are much larger firms, consumers don’t buy or sell with an entire company but rather with a single broker or broker team. The metrics below have significant meaning, as RSIR’s numbers don’t rely on total market share or number of brokers. RISE Properties Trust Announces Plans for Restoration of Historic Homes at Fort Lawton

Announces Design and Construction Team for Preservation of Century-Old Military Residences

RISE Properties Trust (“RISE”) announced that it will begin the restoration work on twenty-six historic military homes located on approximately 9-acres in Seattle’s Discovery Park. The homes were part of the former military base, Fort Lawton, which was officially decommissioned in 2012. With work to commence this month, RISE also announced the design and construction team that has been selected to work on this signature project located in one of Seattle’s premier parks.

“Fort Lawton has been part of Seattle’s history since 1900 so it was important that we assembled a talented team to bring this extraordinary preservation opportunity to fruition,” said Gary Blakeslee, Vice President for RISE. “We all recognize the responsibility for conserving the living legacy of Fort Lawton, while at the same time, creating a distinctive residential community. Each design and build contributor was selected for their industry leadership and passion for this unparalleled opportunity.”

The following companies are contributors to what is being called a “flagship” portfolio development:

RISE acquired the portfolio when the surplused property was tendered for sale in 2013 by the United States Navy and Pacific Northwest Communities. The sale closed in 2015 following a coordinated effort between the US government and the Seattle Parks and Recreation Department to deliver the private, fee-simple lots to RISE. This portfolio of historic homes is surrounded by Discovery Park which at 543-acres is Seattle’s largest urban park.

Fort Lawton was designed to accommodate a full regiment (approximately 3,500 men) but rarely was more than one battalion ever stationed at the site. In 1903, the Olmsted Brother’s Seattle Parks and Boulevards plan included Fort Lawton as a significant attraction, but it wasn’t until voters approved the 1968 Forward Thrust Bond Measure that the City was able to purchase the majority of the site to establish a public park for $3 million dollars. Today, Discovery Park offers visitors breathtaking views overlooking Puget Sound and of the Cascade and the Olympic Mountain ranges. The secluded site includes two miles of protected tidal beaches as well as open meadow lands, dramatic sea cliffs, forest groves, streams, and active sand dunes.

The Colonial Revival architecture of the former military homes and structures is listed on the National Register of Historic Places. The restored Fort Lawton neighborhood will feature two distinct enclaves known as Montana Circle and Officers’ Row, overlooking the Parade Grounds and Puget Sound. The homes vary in size from two-bedroom, two-bathroom duplex-style homes of 1,700-sq. ft. up to single-family mansions, including the General’s House which is a six-bedroom, four-bathroom mansion of more than 6,600-sq. ft. No sales information is available until this fall but interested parties can register for priority property information by visiting: www.FortLawtonHomes.com

RISE is fully restoring the homes within the guidelines established by the City of Seattle’s Landmarks Preservation Board. While the nostalgic exteriors are being expertly refurbished and preserved, the interiors are undergoing a substantial renovation to harmonize the historic past with modern-day, residential amenities and conveniences.

Broker Aaron Gazes Boards the USS Carl Vinson’s “Tiger Cruise” for Civilian Travel

Have you ever wondered what it’s like to be a member of the US Navy? Well, Realogics Sotheby’s International Realty (RSIR) broker Aaron Gazes got a taste of naval life when he boarded the USS Carl Vinson, a Nimitz Class aircraft carrier, for a week-long civilian “Tiger Cruise” to accompany his brother, a member of the ship’s navigation department. Also on board was mother Kim Gazes, a member of the Bainbridge Island Office team. On these cruises, civilians, are known as “tigers” while on board, and are given a one-of-a-kind opportunity to eat, sleep, and breathe just like the Navy.

The ship had previously been on a ten month deployment in the Persian Gulf, where it was operating in the U.S. 7th Fleet area of Operations, to support maritime security operations and theater security cooperation efforts in the region. While on the ship, the “tigers” were given daily tours and gun demonstrations, witnessed two airshows, had an unforgettable movie night in the hangar bay, and enjoyed endless sunsets in the vast Pacific Ocean. And in a military never short on action, “tigers” also witnessed a shocking event, as the crew of the USS Carl Vinson rescued a 70-year-old man who had been sailing across the Pacific Ocean by himself. After seven days of sea life, when the “tigers” and the crew arrived back in San Diego, the boat was welcomed by thousands of eager family and friends, grateful to see the USS Carl Vinson home after ten long months out on the open sea. Aaron tells RSIR that his time as a “tiger” was “one of the best experiences of my life. If it wasn’t for these tremendous soldiers and pilots, our Nation wouldn’t be protected. And despite the mentally draining nature of the job, these service men and women are truly world class because failure is not an option. This experience elevated my appreciation for those who serve our country to an ultimate high and gave me a truly unforgettable experience.”

And one of his favorite moments while on board? Seeing the spirit of USS Carl Vinson’s Twelves as they sported their Seahawks gear and expressed anticipation over another set of champions who will return in full force come September!
